The parks, by the numbers
Ovation: 147 acres, a $700 million Highwoods and SouthStar joint venture planned for 1.4 million square feet of Class A LEED office, 350,000 square feet of retail and dining, a 300-room hotel and 57 acres of open green space. Meridian Cool Springs: 60 acres, 900,000 square feet of office and over 70,000 of retail, anchored by Community Health Systems' headquarters. McEwen Northside: 45 acres, roughly 750,000 square feet of Class A office, 113,000 of restaurant and specialty retail, a 150-room hotel and 770 apartments.
Who is moving in
TruGreen took 84,000 square feet at 601 Cool Springs Boulevard, relocating 135 jobs. In-N-Out Burger is building a 100,000 square foot eastern territory office off I-65 — a $125.5 million investment creating 277 jobs.

Landlord-side and tenant-side are different briefs
A landlord fitting out a lobby, elevator lobby or amenity floor is buying a first impression that has to survive being walked through by everybody, maintained by nobody in-house, and photographed for leasing collateral. That calls for larger specimens, heavier vessels, and a specification chosen for durability over novelty.
A tenant fitting out a floor is buying something else — a workplace that feels finished, holds up to how the space is actually used, and does not become an argument at the facilities meeting. Smaller pieces, more of them, placed out of circulation paths.
The two briefs collide in multi-tenant buildings, which is most of Cool Springs. Getting them designed as one visual language and two maintenance scopes is the whole job.
The amenity floor is where planting earns its keep
Every large Cool Springs park is marketing the same list: green space, food and beverage, fitness, conference, hotel adjacency. Meridian has three hotels on site. McEwen Northside carries ten-plus acres of designed green space. Ovation is planning fifty-seven. Outdoors, that landscape is a capital line item running to millions. Indoors, the same visual promise costs a small fraction of it, and it is the part a prospect is standing in when they make up their mind.
Coworking and flex space, which behaves differently again
e|spaces runs a 23,000 square foot Cool Springs location at 840 Crescent Centre Drive with 31 private offices and 12 executive suites. Flex space has the highest plant mortality of any commercial environment we work in — high churn, furniture that moves weekly, and no single person responsible. It is workable, but it needs plants specified for abuse and a route that is genuinely weekly.
How a project runs
Walkthrough and light readings, then design, then installation. Four to six weeks from consultation to install on a small or medium project; larger phased work depends on scale. $3,000 project minimum. Maintenance is a separate decision and we will ask about it at design, because it changes the design.

We are a landlord, not a tenant. Do you work that way?
Yes. Common-area programs are a meaningful share of what we do, and they are scoped and scheduled with property management rather than an occupier.
Can you match a design across several buildings in one park?
Yes, and it is easier than doing them separately. One plant palette, one vessel family, scoped building by building.
Do you have to maintain what you install?
No. The Factory at Franklin is design and installation only. But we will ask at design, because a specification meant to be maintained by us is not the same one.
What is the largest project you have done?
Over four hundred plants across the ten 1929 buildings of The Factory at Franklin.
How far out should we start?
Four to six weeks minimum on a small or medium project. If you are tied to a lease commencement, earlier.
