The district's whole history
The interchange broke ground in 1987 on an eleven-hundred-and-fifty-acre master plan. Almost nothing here predates the Galleria's opening in 1991. It is one of the youngest commercial districts in Middle Tennessee.
The buildings
One Franklin Park runs roughly twenty-six thousand square foot floor plates across ten stories. Two Franklin Park runs twenty-nine thousand and is LEED Gold. The Ovation Signature Building has twelve floors at twenty-five thousand. Franklin holds thirteen LEED-certified Class A office buildings.

A young district with an old problem
Cool Springs is unusual in that everything was built to a similar spec inside about thirty years, so its plant problem is remarkably consistent. Large floor plates — twenty-five to thirty thousand square feet — mean a deep interior core a long way from any glass. Steel frames with floor-to-ceiling curtain wall mean the perimeter is extremely bright. There is very little in between.
Then there is the glazing itself. This district is full of green-certified buildings, and roughly a third of Franklin's entire office stock carries a green building certification. Nissan's headquarters was designed with low-emissivity windows and an energy-modeled skin specifically to limit solar heat gain. That is excellent building science and it is a real constraint on what will grow behind it. High performance glass rejects a meaningful share of the spectrum a plant uses, so a room that looks flooded with light can read far darker on a meter.
What that means for a specification
Two plant lists per floor, not one. High-light material at the perimeter where the curtain wall delivers genuinely strong light. Low-light material through the core, selected for a reading rather than an impression. Vessels chosen so the two read as one design rather than as two zones.
Where a room genuinely cannot support the design, we install grow lighting. We did exactly that for HMC Civil Rights Law in Nashville, and it is a real option rather than a last resort.

Cool Springs straddles two municipalities — the northern part sits in Brentwood, the southern in Franklin — bounded by Mack C. Hatcher Parkway, Carothers Parkway, Moore's Lane and Liberty Pike, spanning both sides of I-65. We work on both sides of that line, and both sides sit on our regular route.

Can anything survive in the middle of a thirty-thousand-foot floor plate?
Yes, and quite a lot of it. That is a genuine low-light specification rather than a compromised version of a bright-room one. If the reading comes back at effectively zero, we can add grow lighting.

Do you cover the Brentwood side of Cool Springs too?
