Nashville has roughly 50.7 million square feet of competitive office space, and overall vacancy sat at 16.3% in the second quarter of 2026. Downtown carries the highest vacancy in the metro at 26.9% while asking $41.23 a foot.
The number that changes the argument
The rent leader is Midtown rather than downtown: $51.10 a foot at 10.6% vacancy. The most expensive office space in Nashville is also the most fully occupied.
Buildings are competing on experience now, because they cannot compete on newness
For about a decade, the answer to competitive pressure in downtown Nashville was to build something newer. That stopped. Cushman & Wakefield recorded four consecutive quarters without a single new office delivery through the second quarter of 2026, and CoStar reported that downtown construction halted in late 2025 for the first time since 2013.
Which leaves the existing stock competing on what it already has. And the vacancy split is instructive: downtown sits at 26.9% vacant while Midtown sits at 10.6% and charges ten dollars a foot more. Tenants are not simply buying newer buildings — Midtown's stock is not uniformly newer. They are buying how it feels to be in the building, and the lobby is a large share of that for a very small share of the capital.

Frequently asked questions
Our floor is mostly open plan with glass on one side. Is that a problem?
It is the most common Nashville office condition and it is two plant lists, not one. High-light material lives near the glass; the interior needs species that tolerate a fraction of that, in vessels that read as one design so the room does not look zoned.
Can you work around a hybrid schedule?
Yes, and it is worth thinking about. A floor at partial occupancy still needs care on the same schedule — plants do not know it is Friday.
We are a landlord, not a tenant. Where should the planting go?
Common areas and lobbies, almost always. They are the part of the building every prospect walks through, and they can be changed inside a leasing timeline in a way a build-out cannot.
What happens at renewal or a move?
Freestanding planters move. It is worth telling us at design if a move is likely, because it changes vessel selection more than plant selection.
Do you handle the whole thing or just supply plants?
The whole thing — design, sourcing, installation, and care afterward on a weekly or biweekly route. We inspect, acclimate and stage everything before it reaches your building, and plants we installed carry a replacement guarantee under the maintenance program.
Will your certificate of insurance satisfy our building?
We carry general liability, a business owner's policy, commercial auto, workers compensation, business property and commercial umbrella coverage.
