Class-A tenants across Maryland Farms — Gateway II on Maryland Way, the Gardner Building, Westwood Place — plus the retail and restaurant spaces at Hill Center Brentwood on Franklin Road. Brentwood is one of the five markets where we have completed work in the last two years.

Two building stocks, one town

Maryland Farms is largely 1980s and 90s construction with deep floor plates, so the seating areas sit well back from the glass. The newer inventory — Seven Springs West at 203,884 square feet in 2016, Brentwood Commons III at 130,000 in 2017 — is glass on two or three sides with building HVAC that runs dry year-round.

Why a landlord cares

Brentwood office vacancy ran 16.7% across 2025 on buildings of 25,000 square feet and up. A lobby is one of the few things an owner can change inside a leasing timeline, and it changes how a floor photographs immediately.

The fiddle leaf fig is not the problem

Most of the commercial space here was not built with plants in mind, and it fails them in two opposite directions. The Maryland Farms buildings have generous lobbies and deep floor plates, which means the seating areas people actually notice are twenty or thirty feet from the nearest window. The newer construction has the reverse problem: glass on multiple sides, bright enough to scorch anything shade-adapted, and mechanical systems that hold humidity near desert levels through the winter.

Both conditions kill the same plant, and it is usually the one we are called in to replace. We measure light at the placement rather than at the window, then specify to the reading. That is the entire difference between an installation that looks good in photographs and one that still looks good in March.

Managed buildings are a scheduling problem before they are a design one

Maryland Farms is managed property, which means an install is coordinated with building management rather than dropped at a front desk. Elevator and dock scheduling, after-hours access when the lobby is in use, and the vendor documentation the property wants on file before anyone works on site. We carry general liability, a business owner's policy, commercial auto, workers compensation, business property and a commercial umbrella, so the certificate a property manager asks for is not a delay.

Maintenance runs weekly or biweekly. Those are the two routes we operate, set at install and held to the same day each cycle so building access stays predictable.

The residential side inverts the problem

Brentwood's newer houses are built around glass. Voce and Witherspoon are floor-to-ceiling by design, and that is a light budget most homeowners badly overestimate — high-performance glazing rejects a real share of the spectrum a plant uses, so a room that feels flooded with daylight can read at a fraction of the expected level on a meter three feet inside the window line.

Governors Club, Annandale and Witherspoon are the neighborhoods we hear from most. Residential projects are consultation-first and run on the same maintenance schedule as the commercial work.

Frequently asked questions

Can you work inside the managed buildings in Maryland Farms?

Yes. Those are managed properties, so an install gets coordinated with building management rather than dropped at a front desk — elevator and dock scheduling, after-hours access if the lobby is in use, and whatever documentation the property requires before a vendor works on site.

Our lobby is bright but the seating area is dark. Is that one plan or two?

Two, and it is the most common Brentwood situation. A room with glass on one wall can vary by a factor of ten between the window and the seating twenty feet back. We take a reading at each placement and specify separately — high-light material near the glass, low-light material behind it, in vessels that read as one design.

We have vacancy and we're showing the floor. Does this help?

It is one of the few improvements that lands inside a leasing timeline. An install goes in over a single visit and changes how a lobby photographs, which matters when a prospect is deciding between two comparable floors in the same submarket.

What does it cost to start?

A consultation is $250 on site or $125 virtual, and our project minimum is $3,000. Weekly maintenance starts at $350. Four to six weeks from consultation to install on a small or medium project.

What happens if a plant dies?

Plants we installed, under a maintenance contract, are replaced at no cost when the cause was within our control. Terms apply and we would rather walk you through them at the start than at the argument.
