Most Brentwood offices sit in a building with a vendor-approval process

Maryland Farms was a horse farm, and the office park it became is fifty years old

The land was a 400-acre American Saddlebred farm owned by Truman Ward. The office park deal came together in 1970 and the first building — 30,000 square feet of Class A office — opened in 1974. Maryland Way was extended to Granny White in 1980; Old Hickory Boulevard was widened to four lanes in 1982.

That history is the reason plants behave the way they do here. A great deal of the park's inventory is 1970s through 1990s construction: deeper floor plates, smaller punched windows, and mechanical systems that have been replaced two or three times since the walls went up. A supply diffuser retrofitted into a ceiling in 1998 does not know there is a ficus under it now.

Getting a plant vendor into a managed building

This is the part that stalls plant programs in Brentwood more often than budget does. A multi-tenant building manager needs a certificate of insurance naming the right additional insureds, a W-9, and usually a scheduled access window. We carry all six lines above and can produce a COI on request; we do not need to go shopping for coverage after you sign.

Route visits are booked as recurring appointments, not as "sometime that week," so your property manager sees the same technician on the same day.

What a maintenance visit is, specifically

Every technician works a documented fifteen-step interior process, and the honest summary of it is that most of the time is not spent watering. It is: scan the space for anything that has been moved into a vent or a cold spot, prune and restake, inspect for pests under leaves and in the soil, probe soil moisture before watering anything, top off soil where roots have surfaced, clean leaves and pots and scrub algae out of propagation vessels, fluff top dressing, train vines back to the design, rotate the plant so its best side faces the room, wipe water spots and overspray, sweep fallen soil, then walk the space photographing every plant area and upload the photos and notes with any replacement or supply orders.

You get the photo record. That is what makes this auditable rather than a claim.
