The rule worth knowing
The Second Avenue Historic Preservation Zoning Overlay, adopted August 1997 and revised 15 May 2013, states that its guidelines "shall apply only to the exteriors of buildings and to areas of lots visible from public rights-of-way," and that signage on the interior of a building or attached to the inside of glass is not reviewed. If your space is in a downtown overlay, your interior planting is not a preservation matter.
Downtown right now
The Nashville Downtown Partnership counts about 22,000 residents in 14,141 residential units at 93% occupancy, roughly 88,000 downtown employees, and downtown office vacancy at 13.5% with Class A near 21% — measured across the Partnership's downtown boundary rather than the broader CBD office submarket, which brokerages report higher.
And the churn
Nearly two million square feet of Nashville office has been flagged for possible conversion. Fifth Third Center at 424 Church Street — 31 stories, built 1986 — is proposed for conversion of roughly 490,000 square feet of office into close to 500 hotel rooms, after selling in August 2025 for $55.25 million.
A downtown tower is a logistics problem with a plant inside it
Every practical constraint here is about getting material in and out. Dock hours. Freight elevator reservations. Badge or escort requirements. Certificate of insurance with the right additional insureds named before anyone is let past security. A six-foot specimen that will not fit the freight car is a specification error, not a delivery problem.
We carry general liability, a business owner's policy, commercial auto, workers' compensation, business property and contents, and a commercial umbrella, and we get the certificate to building management before the first visit rather than on the morning of it.
What downtown light actually does
Two things, in opposite directions. Curtain-wall floors above the podium get more direct light than almost anything else we work with — enough that the wrong plant at a south or west wall will scorch. Below and behind that, downtown floor plates are deep and the core is genuinely dark, and the ground floors of older masonry stock on Second Avenue and Printers Alley have small openings and heavy shading from the buildings opposite.
Both are solvable and neither is solvable by guessing. We take a reading at each placement.
Hospitality is a different brief again
Downtown's hotel pipeline stood at 6,015 keys across 24 projects, on top of the 12,200 keys Metro's downtown market study counted in March 2024. A hotel lobby is planted for a photograph and maintained for a twenty-four-hour operation, which means service happens on a schedule that does not collide with check-in, and it means plants that hold their look under continuous artificial light and constant foot traffic.
We do exterior hospitality work as well — at Hotel Fraye we redesigned the valet, sky deck and pool area in containers and in-ground, and we maintain it.
What we run and what it costs
Weekly and biweekly routes only. Fifteen documented steps per interior visit, with photographs of every plant area and technician notes uploaded afterwards. Weekly maintenance from $350; project minimum $3,000; consultation $250 on site or $125 virtual. From first walkthrough to plants in the room is four to six weeks on a small or medium project. Frequently asked questions
Does our building's historic overlay affect what we can do inside?
Generally not. Metro's preservation guidelines apply to exteriors and to areas visible from the public right-of-way. Confirm your specific overlay, but interior planting is not usually a preservation review item.
Can you work around our dock hours and freight elevator?
Yes, and we would rather book it once as a standing reservation than negotiate it weekly.
Do you serve hotels?
Yes, interiors and exteriors. Hotel Fraye's valet, sky deck and pool areas are ours, exterior, with ongoing maintenance.
What about a lobby that gets direct west sun through full-height glass?
That is a real specification problem and a common one downtown. It needs plants chosen for direct light, not the low-light list everyone defaults to.
