The corporate anchor
Dollar General's headquarters is at 100 Mission Ridge. It employs 1,374 people — 10.57% of everyone working in the city — and is the largest property taxpayer at 3.21% of the entire municipal tax base. Tyson Foods' case-ready plant is larger still at 1,993.
The thing that is changing
RiverGate Mall opened in October 1971 at 1.13 million square feet. Its interior tenants closed on 31 December 2025, the mall closed on 13 February 2026, and demolition began that March. A $450 million redevelopment follows.
What replaces it
120,000 square feet of commercial, 20,000 square feet of medical and office space, a 120-key hotel, 710 apartments, 80 senior units and 127 townhomes, phased through 2030.
The most mixed building stock of any market we serve
Goodlettsville is genuinely bimodal, and it is the only town on our list where that is true. There is a historic Main Street with pre-twentieth-century structures — Mansker's Station, the Bowen Plantation House, the Old Stone Bridge. There is late 1980s suburban office, exemplified by the three-story 51,000 square foot building at 1000 Northchase Drive, built in 1988 and bought by Dollar General to expand its campus. There are very large food-processing and distribution plants. And there is about to be twenty thousand square feet of brand-new glazed medical and office space at RiverGate.
Those are four different light environments inside one small city. Small-window masonry on Main Street, deep-plan 1980s office with tinted glazing, industrial, and new construction — and they need four different plant lists.
A detail worth knowing about the RiverGate site
The mall straddles the Goodlettsville and Metro Nashville boundary. Roughly a third of the existing building sits inside Goodlettsville city limits, expected to rise to nearly two thirds under the redevelopment plan. The incentives had to be approved by the Goodlettsville Board of Commissioners, Metro Nashville Council and both Industrial Development Boards.
For a business moving into that district, it means your address may fall under one jurisdiction and your neighbour's under another. It does not change anything about planting, and it changes a good deal about permits.
A market going the other way
Goodlettsville's population was 17,506 in 2025 — down 1.5% since 2020, while every neighboring market grew. Retail generates 71% of the city's local sales tax on 48% of its filers. This is a commercial base concentrated in retail and distribution rather than office, and the RiverGate rebuild is the single event that changes that mix.
