Who has to be licensed
In Tennessee a property management company must be licensed by the Tennessee Real Estate Commission with an active principal broker, unless it falls inside the narrow resident-manager exemption in the Real Estate Broker License Act. Vendors are held to the standards of a regulated business, and we come with the documentation.

Property managers rarely have a plant problem. They have an accountability problem: a tenant complains, and nobody can say when the plants were last serviced, by whom, or what was done.
Every one of our visits follows a documented fifteen-step process and ends the same way — a walkthrough, photographs of every plant area, and notes uploaded with any replacement or supply orders attached to the right account. If someone asks what happened on the third of the month, there is an answer with pictures.
Multiple buildings on one schedule
Portfolios are the natural fit for a route-based program. One agreement, one contact, and buildings grouped by geography so the schedule is predictable and building access can be booked in advance rather than negotiated each time.
We run weekly and biweekly routes. Monthly visits can be arranged but sit off-route, and we would rather tell you that we stopped offering monthly as a program because plants were not surviving the three weeks in between.
What happens when something dies in a lobby
Under a maintenance contract, anything we installed that falls below our standards gets replaced at no cost where the cause sat with us. That is the clause that matters to a property manager, because a dead plant in a common area is a complaint about the building rather than about a vendor.

What do we get to show an owner?
Photographs and notes from every visit through the client portal, plus a documented process rather than a promise.
Do you handle common areas and tenant spaces separately?
They can be separate agreements or one. Common areas are usually the owner's expense and tenant floors the tenant's — we can bill either way.
What insurance do you carry?
We carry general liability, a BOP, commercial auto, workers compensation, business property coverage and a commercial umbrella.
