The supply picture

Nashville delivered 14,723 apartment units across the metro in 2024 and 11,195 in 2025. Another 11,486 units were under construction as of the second quarter of 2026, about 5.5% of inventory.

What that does to leasing

Average rent sat at $1,612 in the second quarter of 2026, down 0.6% year over year, with vacancy at 5.4%. When supply arrives faster than demand, the amenity floor is where a building differentiates.

The scale of what is being built

The Everett and The Emory at Nashville Yards — thirty-four and thirty-five stories, 650-plus residences between them — include a shared amenity deck, two separate coworking spaces, Sky Lounges on the 33rd and 34th floors, and a rooftop dog park.

The amenity floor is a leasing tool with a maintenance problem

Nashville has absorbed roughly 26,000 new apartment units in two years, and rents have gone slightly backwards while it did. That is a market where the tour matters, and the tour is the lobby, the lounge, the coworking room and the roof.

Planting does a lot of work in those rooms for very little capital. What it also does is create an ongoing responsibility that lands, by default, on a property manager or a leasing agent who did not sign up for it. The plants in an amenity lounge die quietly over about four months and the room looks worse than it did empty.

Nashville's newest amenity spaces are also genuinely hard rooms. Sky Lounges thirty floors up have wind loading on any terrace planting and glass on every side. Rooftop decks add freeze-thaw cycling and weight limits. Coworking rooms inside apartment buildings run on light that was designed for a lounge, not for growing anything.

Frequently asked questions

Who maintains it — us or you?

Us, on a weekly or biweekly route. That is the point of the program; the alternative is your leasing team watering things between tours. Plants we installed are covered by a replacement guarantee, so an amenity lounge does not quietly degrade between lease-ups.

Can you do the roof and the pool deck as well?

Yes, through the exterior program — large architectural planters, seasonal rotations, pruning, fertilization and plant health monitoring. Roof work has its own constraints around wind, weight and freeze-thaw.

What about resident common areas that get heavy use?

Those want fewer, tougher, larger specimens in secure vessels rather than distributed smaller plants. It is a different specification from a lobby nobody touches.

Do you work with the property management company or the owner?

Either. Most of our multifamily contact is through property management.
