That is not a criticism of the town; it is a description of how recent the commercial build-out is. The tracked office inventory is roughly a hundred thousand square feet and entirely Class B, which is smaller than a floor and a half of one Cool Springs tower.

What that means in practice is that almost every commercial space here is a newer single-story format — anchored strip centers like the Crossings of Spring Hill at roughly 466,000 square feet, and the Sprouts-anchored Port Royal Marketplace going in at Duplex and Port Royal. Deep-plan retail boxes, glazing at the storefront line, very little natural light more than twenty feet in.

That is a genuine plant problem and an entirely solvable one, provided somebody reads the light at the placement rather than assuming a new building is a bright one.

Design review here covers more than most people expect

Spring Hill's Unified Development Code sends **all** non-residential properties, multi-family, and any entrance to a residential or non-residential development to the Design Review Commission, with plans and elevations required before a building permit issues. The Planning Commission serves as that commission.

The landscaping standards are specific enough to matter: most commercial districts require shade trees at one per thirty-five linear feet along arterial and collector frontages, and buffer yards at least fifteen feet wide with one shade or evergreen tree per twenty-five linear feet.
